Utility service centers aren’t just office buildings. They’re where field crews are supported, vehicles are maintained, equipment is stored, and emergency response is coordinated. For American Electric Power (AEP), the new Point Pleasant Service Center was designed to provide a modern, energy-efficient facility that improves day-to-day operations while supporting long-term reliability.

Motz Engineering provided HVAC, utilities, and plumbing engineering, along with LEED administration, for the approximately 50,000-square-foot service center. Designed as an all-electric LEED Certified facility, the building combines office space with high-bay maintenance areas and specialized operational spaces supporting utility crews.

Motz also provided commissioning services, engaging during design to help optimize energy performance and carrying that coordination through occupancy. The team worked with the owner and controls specialists to help ensure the building management system reflected AEP’s operational preferences and supported long-term performance.

The design integrates a VRF system, radiant floor heating, energy recovery units, compressed air, oil dispensing systems, vehicle wash bay, EV charging stations, fuel island, and full generator backup to support reliable daily operations.

By serving as LEED Administrator, Motz Engineering helped align sustainability goals with operational performance while delivering infrastructure that supports both current and future utility operations.
